Help on how to reconfigure an apartment (from 2 bedrooms to 3)

Hello everyone,

We would need some help/ideas please on how to reconfigure this apartment, especially we would like to turn this 2 bedroom apartment into a 3-bed apartment. We feel like the size of the apartment (98 sq m) is OK for 3 bedrooms and that there is a lot of 'lost' sq m. But perhaps we're wrong? The tricky thing perhaps is that there are windows only on one side of the apartment, and we would like each bedroom to have a window...

We're opened to knocking down some walls and changing the configuration of rooms if necessary :) :)

Does it sound feasible? I would need some suggestions to open my eyes to what could be possible please. See floorplan below. Thank you in advance!!

Don’t forget to consider freeholder permission, fire regs and how to move services in a property that might well have concrete floors.

Welcome neighbours - we're also in Streatham. So, remember that Planning and Building Regs are two different things. Firstly, Planning. Permitted Development rules do not apply to flats, so things that can normally be done to houses pretty informally (loft conversions and extensions within certain maximum sizes are examples) need a full planning application for a flat. Look at the planning portal and check what you need to apply for. Lambeth is annoying as you have to do a pre-planning application if you want an opinion (they got rid of the duty planning officer advice a while back to cut costs) - a bit of a scam really, you would be better off hiring a proper planning consultant/architect used to Lambeth and getting your application right first time. We did everything under Permitted Development (house), so did not have to go down that route. Building Regulations then need to be complied with when doing the work allowed under Planning. Rather than organise site visits/inspections with the council, who are notoriously hard to get in touch with, we used a private company, London Building Control, who were excellent. It costs a bit more, but you don't spend your whole life chasing council employees who are unmotivated and useless (in Lambeth's case, anyway). Generally, internal changes (removing walls and using steels etc) do not need planning permission of any sort, but are definitely a Building Regulations issue: and you will need to show proper structural engineering drawings with calculations and steel specs etc. Good luck!

When concept planning a project like this I start with tracing over the plan and marking each of the more expensive elements to move - like structural walls/columns and drainage. This helps as you start with a much clearer plan. Then consider views, sunlight, movement patterns, sizes and configurations of fixtures and fittings, etc... Draw bubbles/blocks over the top of the clear plan for the different activities you'd like to accommodate - you can also cut these out of bits of paper so you can move them about and play with them until you get a configuration that you like. You will get a much better layout if you get some professional advice and if you want this to be your forever home then it's worth getting it right. Do you have room to have the entrance on the side as that helps enormously. You will still end up with a bed sitting lounge, but can fit a kitchen and range, a wet room and mezzanine above the kitchen. The only problem with this design is no storage, No separate bedroom so no wardrobe, chest of drawers etc This puts the front door at the front, but you still need to be right there with the soil pipe, so bathroom comes first. Kitchen with no window. Allows for mezzanine over kitchen but room for only one sleeping area, however, it is now separate from the lounge. S till not a lot of storage for clothes, which would have to be up on the mezzanine. By using the plan above and utilising the whole space over the kitchen and bathroom, you could have the mezzanine there. This gives you a separate sleeping area and possible storage.

Flip the stairs 90 degrees so they are on right hand wall (ie you walk through door and go straight ahead up the stairs) Turn the remainder of the living room into a small snug, with a door to the rest of the ground floor. Extend into your side return and create open plan kitchen/dining+ seating area if there is room. Open plan area would replace what is currently the sitting room, kitchen and side return. Keep the utility you want at the end. Upstairs - front bedroom loses a little width because of new stairs but can be widened the other way, creating a better proportioned room. Small landing with access to other bedroom and bathroom. If you want you could build up your side return extension to a 2 storey to create more room for the bedrooms upstairs. Just an idea, hope this is helpful! Is the house terraced/semi/detached?

To turn it into 3 bed apartment, realistically you will have to sacrifice the cupboard and en-suite. I'm not sure how attractive a 3 bed apartment would be in your area with only one bathroom and little storage space? I do agree that the hallway is wasted space, but the answers aren't easy.

Thank you @Kate for your comment. You're right, a 3 bedroom apartment with only 1 bathroom may not be a very good idea... if we want to sell the property in the future. It's a family neighbourhood, and most 3 bed apartments/houses have 2 bathrooms. So that's an element to consider. Perhaps having 2 bathrooms (with one that would be very compact), and a kitchen a little bit smaller. I don't know.

In terms of storage space, I suppose it could be possible to have built-in storage in each bedroom, but perhaps we would also need some storage space in the entrance. Would it be enough? Currently, it feels like the 'dressing/en-suite' and the storage space in the entrance are too big anyway... We don't have three kids, so perhaps that is why it feels that way! Difficult to know how much storage is needed.
