Which plot would be best?

Im currently debating between two plots in an estate. Plot 55 and plot 80.

55 has a SW facing garden and it is slightly longer but is overlooked whereas 80 is NW facing and not over looked. Which would be the best option for sunlight?

I too would say plot 80. 55 is just too hemmed in for my liking and 80 will benefit from sun into the evening.

Without doubt I would choose plot 80. The garden will be less shaded by other houses so will actually be the sunnier plot. I’m not keen on shared driveways so plot 55 has that against it….. plus I prefer to look out the front to the front of another house or someone’s garden- I think the side of someone else’s house will make the front of plot 55 dark and uninspiring

I actually prefer the layout you've got at the moment (sorry!) with your table in the kitchen. Moving it to between the rooms looks really tight. Why not just redo your kitchen to get more functional space. You could maybe block up the door. Another possible option may be to move the wc and utility into the current garage, then you could knock through and double the size of your kitchen (and fit in an island!!).

I said 'other' because regardless of what I like the best, it's all down to the specific space you're dealing with. I love the galley kitchen in the first image because it's designed perfectly for the space - but I wouldn't want a galley kitchen myself, unless I have a property similar to the one in the photo. Same with islands - great if you have the space and sometimes they work with a single wall, L-Shape or U-Shape, but don't shoehorn one in if it just won't fit. The room, the space, the outlook and how you use it will best determine what's the best type of kitchen in that particular circumstance.

We have ‘pebble’ coloured cupboards in a long straight run along the wall with a mix of cupboards and open shelves above. The worktop is an oak effect laminate. There is no window in this wall but a floor to ceiling, narrow window to the right so it should have plenty of light. I would like to go with sage green or mid blue tiles but can’t decide on matte or gloss / smooth or textured. I realise it’s ultimately down to personal choice but wondered if anyone had got any advice?

Definitely plot 80. Shared driveways are a nightmare! Also, lovely and private in the back garden. Exciting for you. Good luck!

55 would be my choice. You’ll get sun in nearly all day in the garden and at the back of the house, provided the other houses aren’t super tall.

I would go 55. As you’ll get much more sun in your garden, as with plot 80 the garden won’t be as sunny so May put you off going out there if it’s shaded

I would want to see the impact of the drainage system at the back of 80 , 55 looks very boxed in and overlooked

Plot 80 would be best. You get sun from the west and south depending on your neighbours planting. Great outlook that will never be developed in view of the sustainable urban drainage (sud) over your fence. Should be good for wildlife too!!

Assuming this is in the northern hemisphere (in the UK?), I'd say plot 55 seems better. Would you like a south facing living room or north-west facing living room? It would be clearer if floor plans are uploaded. Your garden will be shaded by your own house in the morning on plot 80 as well.

To answer your question you need to decide how much you care about evening sun.

55 has the space and south facing.... But in the day time in summer the sun is pretty much directly above you anyway so often have a hard job to find shade.

In the evenings the sun is obviously more west but also much lower and so obstructions become critical, particularly as in the eve you really do want to be in the sun to bother going outside with a GnT etc.

Check out a sun path app/website if that doesn't make sense. If you pay a few quid for non free version of app you can use augmented reality (looking through your phones camera when stood in various positions in each garden) and change the date to see direction and height of sun vs obstructions.

Final note, you can control (to an extent) your own fence / foliage height for privacy (55), but you will have no control of the height of trees behind you in 80 which might completely defeat the purpose of West facing / evening sun.

I get that the question is about garden sunlight but please also consider car parking. My experience tells me it causes more issues than a shady back garden and 55 looks very crowded. Check with the developers what the trees at the back are going to be and put a gate in your back fence & prune them if they offend!
