Side and Basement Extension - Planning Fees

Hi All - I've purchased a fixer upper which I intend to do a side and basement extension in. I have asked a builder and architectural consultant on side - who charged 250 gbp for viewing. Not sure if that was normal but they have now came back with an estimate for the following tasks needed for planning and permission stages, how much would be normal market value for this? am not including their proposal - not to be smart - but to encourage unbiased numbers.

The property is in Lots Village conservation area

As discussed we can only give the price of the planning stage but can give you the indication of the consultants and services required for the other stages.

Planning Stage
Discharge of Conditions
Building regs & tender package)
Construction Stage

1. Planning Stage: To apply for rear infill extension, light well to the rear and front including basement with habitable use. Proposal will include the indicative design proposal as you prefer to keep this to the minimum as you guys will work on the internal layout at later stages.

In Planning Stage the following document/drawings:

Existing Survey.
Existing Drawings
Proposed drawings.
Coordination with other consultants
Design & Access Statement.
Planning Statement.
Submission to the council and coordination
Coordination with the structural engineer and possible builders to do the trial pits for CMS requirement.

We also required few consultants at this stage as listed below:

Transport consultant
FRA (Flood Risk Assessment)
Construction Method statement (CMS - Which requires structural engineer)
Tree survey (if required)
Heritage Statement

7500-10000 GBP

Hey there! I know this post is a bit old, but I thought I'd add my two cents. It sounds like getting a 250GBP quote for the planning stages of the extension project could be a bit pricey. If you’re looking for ways to save, stackers (forklifts & other materials handling equipment) can help get the project to the planning stages for cheaper.

Hi, have you challenged the decision and met with the planner in order to discuss options and the reason for refusal? They will charge you a consultation fee, but it might be well worth your while to speak to them directly and ask for explanation of the refusal on site. You might be able to convince the planning officer to allow your project. Has anyone else on your street done such work?

We are in the throes of our ground floor extension our plans cost £630 then planning application cost of £160, building reg inspection costs of £440 and water board costs of £343. No where near what you've been quoted. Does seem excessive to me.

I would be really cross if I were planning a simple extension on the back, the architect quoted one price then said it would cost significantly more to include a simple side extension on the drawings that he was going to have to do anyway. I understand that there is additional calculations involved with two structures but find it hard to justify so much extra..... I think it is good that you have had this conversation at this early stage before he has started the bulk of the work. You might consider an alternative arrangement where you get a designer to work up the concept then get an architect or an architectural technician to complete the technical stuff at a lower cost. All this assumes that the site is uncomplicated. Clearly if there are complex issues with ground works, local planners, if the design is particularly innovative using non standard building work then you may feel it is best to stick with one person and feel that the work is protected.

The problem with builders that cost from plans these days is that they tend to provide you a quote with a single figure or maybe a maximum of half a dozen. What is more they tend not to provide any detail on their quotes and you can end up with the almost inevitable situation that they will tell you that such and such was not allowed for. On this basis a very detailed specification is a must and ideally you should ask that each line item be costed. Realistically this is probably not going to happen, however you have a detailed specification with all materials identified and listed that is tied to their tender response price which can then be used as an addendum to your contract. In this case there can be no dispute as to the works required and the materials specified. Going without a detailed specification will allow builders to provide cheaper materials or omit items altogether and this will lead to a dispute and horrendous headaches for you at a later stage. On this basis my advice is ALWAYS produce a detailed specification with ALL materials clearly identified. It is well worth the time, even if you do it yourself, and the expense if you use a professional surveyor or architect or project manager.
