Comments (39)Moved from a lovely 2 bed flat in Ealing to a 3 bed Victorian mid terrace in Hitchin in North Herts on the train line into Kings Cross/Moorgate in 2011. I struggled to leave the city but our town is v lovely and unique for commuterville in that there is a lots on offer on our high street both for shopping and entertainment. That said, we've sold to move a little closer to a big city again. Moving 10 miles north of Brighton later this year. I love our house and the space but after 5 years I feel I need more than there is on offer here and once we leave this town, it's a 30 minute (usually more) drive minimum to get anywhere with more on offer. I'm a city girl through and through and though I can no longer afford to live in one, I need to be close to one. Space is great, but think of what you do with your spare time, though it's pretty fab for where we are, I feel I outgrew this town of 35,000 people in less than 5 years....See Moreneed to make a 2 bed 1 bath maisonette into a 3 bed 2 bath
Comments (5)Thanks Zoe, I agree with you re toilet being more of a priority. The amount of squabbles that would save... It feels a little backwards to most other properties that have a toilet downstairs and the full bathroom upstairs but I can’t see another way to do it and get 3 double bedrooms upstairs. At the moment my twins have L shaped bunks but in 7 years they’ll probably be over 6’ tall so I want to have enough space for 2 singles too. 🤔 With your other idea I could move the wall over another 10cm but it would be right up against the window frame, would that look ok?...See MoreTurning 1 bed flat into 2 bed Extension ideas!
Comments (5)Is there a reason for a second bedroom? I ask as given your budget and the current increasing costs of materials might put a full extension out of budget. Given that, I also note that your current combined kitchen lounge area is larger than the bedroom, so it may be more within budget to think about the layout of these 2 rooms. I see that the current bedroom has an attractive outside aspect. If the kitchen is reconfigured you might be able to achieve this from this room with double doors located next to the gate. If it is possible to knock through between kitchen and lounge you could achieve an open plan or almost open plan in this area with the outside aspect. Comments (5)Hi Graham, Ah, that was confusing but makes more sense in terms of the existing floor plan layout. I still think you should have enough space to get a door directly into Bedroom 2 rather than into a small corridor. but you might have to have an angled wall to the dressing room to make it work for a standard-size internal door. What did you think about making the master bedroom smaller to give more room to the 3rd bedroom on that floor? It looks like your current extension plan adds a good total amount of space and especially on the ground floor. But it seems a shame that you end up with several bedrooms on the small side. Were there any restrictions which meant you couldn’t utilise more of the ground floor footprint on the upper floor levels? I would have thought that enlarging the existing rooms into the extension, or using the extension for the master bedroom suite would make the most of both the extra space and natural light. Maximising the possible size of each floor plan would improve the value for money on a multilayer extension like this and natural light could still be brought into the middle of every floor with a lightwell. But there may be restrictions which might make this not practical in this case.
