Design Dilemma Before & After Bathrooms

WC in ground floor on a 1960s building? Is extension required?

I am looking to add a WC in ground floor for accessibility but space is really tight. My dilemma is should I go for interior change in ground floor to add WC or should I go an extension to add a WC. Rear I have a slight slope garden which could make extension complex.Please find current layout in comment section

I would be looking to see what neighbours have done. In my opinion the solution is to build a small two room extension forward of the front door that can be WC and a porch. This is easier to get planning for if someone has already set the precedent and built similar.

You could also replace the utility room with a bigger space that includes a WC but I am less keen of that as I don’t like a toilet to be between a principal room and the garden

I think making the extension smaller will work, but you've thrown something extra in to the mix by way of a music room and a separate lounge. The designs above are good, but none of them have room for dining. ( except for Jonathan's ) I think as Jonathan suggests that you need a definitive list of items that you have to have, and items that you'd like if it were possible. I fear you will not fit all of them in and something will have to give. You barely have enough room for everything ( excluding the music room ) with a full width extension, if you make that smaller you will have to do without something. Maybe the office could treble up as the office / guest room / music room? Or dining could be dining and music? Therefore, a concept planner is a must. As you can see, it is possible to have the rooms opened up like this ( bearing in mind a supporting wall has been taken away to make extra room - so extra cost ) - however, the furniture placement isn't in my opinion favourable - so that's where a concept planner comes in - They know the sizes of the objects and what can fit in where. They can also 3d the plans so that you can have a look round them. Your plans are ok, but they haven't taken in to consideration the furniture and what you might be able to fit in the spaces, thus they don't work so well i'm afraid. This is the whole thing made smaller - As you see the downstairs loo went in favour of a hallway to the downstairs bathroom, the loo becomes a utility cupboard. You have a bench dining area with table etc This is it made a little larger:- The extra metre makes a big difference!

Quick update: The three bedrooms and landing were spray painted. Not entirely convinced it saved labour and have to factor in purchase of spray painter and used double the amount of emulsion. Plus felt guilty not using my regular decorator :( We have now started work downstairs. At the rear of the house (see plan posted previously) was a bedroom and dining room. Decided to take out the wall between the two to make the two rooms into open plan kitchen/ diner. Unfortunately the ceiling came down when the wall was taken out so additional work required to rebuild and plaster. When renovating always expect the unexpected! Although it cost several extra days in labour to make good, there was a saving in electricians time as he didn't have to scrabble around in the roof void to fit the new wiring! Ceiling and all walls in new room have been plastered and kitchen units fitted. Really pleased with the Dove Grey Shaker units with copper handles from Howdens. Had the cupboard handles fitted horizontally so they can line up with the handle on the integrated dishwasher (still to be installed) as well as the drawer handles. Dithered about a gas hob as I think people prefer (?) but went for an induction hob in the end as sits level with the worktop also thought safer as hob had to be sited into the breakfast bar. A lovely wooden beam (over hob) had been boxed in so we have pulled off the old plaster- it will be sanded down eventually. Next job; stripping out the old kitchen at the front of the house......

We had 1960s glass in double sliding doors that we replaced with safety glass when grandchildren came arrived. Shortly after, a friend's wee boy fell downstairs and went through a non safety glass door to a vestibule and cut an artery. You can imagine the panic. Fortunately he was blue lighted quickly to hospital and was ok. We were relieved for them all and glad we had done what we could to prevent an accident like this in our house. I would replace the glass if I were you.

Hi! It can be a little trickier to get a front extension than other types of extension. Is there any precedent for this in the street? It's not impossible to do, but it may need more of a robust argument and a higher standard of design to get planning permission to do it. For that you're best to work with a good architect who knows how to get planning permission. You have quite a nice buff multi brick, which could look nice with something like a zinc cladding adjacent to it if you want something contemporary looking that isn't render or timber cladding. Thanks Jonathan for suggestions. Front of house entrance is bit elevated from street level at least 4 ft so we have to claim few steps on stairs. No neighbours have porch built yet. It is a semi detached with driveway going all the way to back of house near utility room. It is 8 ft wide driveway.

Same layout as houses in my street so fair chance your soil pipe runs down the drive beside the house. One neighbour opted for a side extension to provide an open space for shoes & coats which leads to a loo. Same width drive as yours, bit tight for modern cars so they park in front of the house which meant ok to extend to side (kept a path). Unexpected benefit was how grand the house feels on entering as it's effectively double fronted now.
