Comments (8)I am currently going through the same thing! It was so hard to work out where to start. We started from a blank sheet and got an architect involved (mistake in our case) but he designed to his own brief not ours and even I could see that what he proposed would cost double the amount we wanted to spend so we walked away. We went back to the drawing board starting from a sensible 'let's keep as much of what is there as we can' I.e existing external walls. It's so easy to move a wall when all you have to do is rub out the pencil line and move it but think about the work involved in every change as labour is where most of your budget will go. Also try to keep existing plumbing and electrics positions if relevant. And on the heating/ rewire, do you need a complete rewire or just a new fuse box? Do you need to replace all radiators and pipes or just the boiler? Trying to reduce the work a little in each area will help reduce the cost. To give you an idea of part of the cost, perhaps get a quote on the boiler and electrics separate from the renovation to give you a ball park figure for that? I was also desperately impatient but it's taken me a year of obsessing and making mistakes to get to the stage we are at now! I have drawn so many scale plans (on graph paper), I've drawn CAD drawings which really helped but were time consuming, and I've walked around our house trying to imagine the size and shape of different options a hundred times! Although frustrating, after all that thought and discussions with dh, we've now got a great layout we are really happy with, it's sensible and shouldn't cost the earth. But it took time. Ps. We're aiming for an ikea kitchen too (we now live in Australia so far fewer options here!) but my brother has just done a huge renovation and got his kitchen from diy-kitchens.com and it looks amazing. Comments (8)Thank you so much for taking the time to do these detailed plans. You have certainly come up with some ideas that we had not thought about. In particular we wouldn't have thought about having a small sofa against that wall (we had thought the tv would be good here) but actually I think it feels nice to be facing the other way. I also like the piano and the bookcase being at the entrance and feels this would help separate the kitchen from the family room area and also be that I can hear my daughter play whilst I cook and pop round the corner to see her. We have only just created that large opening for the window as wanted as much sun in as possible (and in fact have just had it amended to make it larger so it didn't look so obviously like a garage conversion to us) - so I wouldn't be keen on the second idea of reducing the window size for the piano - but yes you are absolutely correct and we should have thought about furniture placement more than we did as the 15cm of wall to the left of the window has prevented me from running a nice long floor to ceiling bookcase along that wall which is disappointing - but still other areas to put it in. Luckily I can carry out your furniture arrangement as I placed 3 tv points so will see how it feels when we finally get finished. Comments (43)I can imagine you must be demoralised because you can’t afford what you were dreaming of but I have got to say I get excited about this kind of house, it’s amazing high ceilings and finding one at an end so the garden is not shaded is brilliant. I think you could have a beautiful space if you put bifold doors between the kitchen and the lean to, raise the floor in the lean to so it’s the same height as the kitchen and have the same flooring for a feeling of continuity. The bifolds satisfy building regs as you don’t need to rebuild the lean to, you have a dining space for all but the coldest days and when it is cold you just close the bifold doors....See MoreShannan M
