Comments (14)Thank you so much for the input, especially to Jonathan for adapting the plan. It's really interesting because our initial goal was absolutely to open up the line of site right from front to back, but the reason we changed our minds is because we were going to end up with a very small utility room, that seemed almost not worth having. We also have a dog, so the goal was to have some way of containing the mess! We are changing an existing window to a door to do this in the utility room I showed. 1. Moving the kitchen to where Jonathan suggests means we would lose use of an existing chimney breast, where we planned to have a wood burner in the planned 'family area'. 2. The existing wc also needs to be made larger as it's currently under the stairs and my husband can't stand up(!) Comments (16)Well thank you everyone! I've been persuaded that the 100mm gap is worth losing a fraction of space from the living room, so have implemented this change. Also have moved the hob onto the island to make it more sociable when cooking. It's interesting hearing people say about the dishwasher being too far away, as currently we have to walk around a peninsular when you first get into the kitchen to get to the dishwasher (as we haven't moved it) so in actual fact, I think it'll feel closer than we are used to, so I don't think that's something we'd necessarily change. Plus it's only 4 steps from the DW to where the end of the island will I think be. @Townhouse - thanks for the offer, but unfortunately nowhere near harrogate most of the time, but will bear it in mind if we're up that way! @Laura, thanks for getting back to me, I've changed it to the 100mm on the "working" side of the kitchen. I think you're right, and your family has height I could only dream of, when I'm only 5'3! and J & Townhouse, I've also been considering the benefits of having the fridge/freezer closer to the island, and having the pantry at the end. Part of me can't decide what is more useful to have closest! And yes, with the island I wasn't planning on having units on both sides the whole way along, to allow space for chairs/legs to tuck under :)...See Morefloor plan help please
Comments (6)This wall is the original outside wall of the building and it can be removed but will require steels to hold up the wall above it. Everything is possible but this is the second time you have posted the same dilemma in a month suggesting you need help beyond this forum. Firstly consider your available budget- this house will likely require £50k worth of upgrades like kitchens, bathrooms, flooring, decorating, window treatments, lighting etc etc. So to consider building work such as raising the dormer at the side, knocking down walls and reconfiguring the interior you will need tens of thousands more (this is mentioned as I don’t believe you have stated your budget). My next step would be to an architect with a structural engineer friend- you need to be realistic about what you can and can’t alter within your budget. The architect will help you realise what you need the house to do, what planners are likely to say and give you sound advice about layout including help to realise how big the front bedroom would be if you squeeze an ensuite into it, the implications of moving the living room wall to make the hallway bigger, and the feasibility of adding an additional wc near where your workspace for visitors....See MoreFloor plan conundrum - please help to solve!
Comments (13)Hi Claire, I think I would keep the kitchen area and island on the left where the current utility is, I’d move the kitchen/music room door over to the left to allow for large larder style cupboards at each end and bench seating centrally along the right wall. The island and table would need to be slim. I’d make the dining room a playroom/snug and split the current kitchen into a study (near the kitchen) and a small utility/cloakroom near the living room. Possibly making the window overlooking the current breakfast room a door. Back to the new kitchen/diner…..rather than large sliding doors to the garden wall of the music room you could have window sitting for a table that is placed across the width, the windows could open right up so it’s like sitting outside…the island will then need to be a peninsular off the current dining room wall but you might squeeze a couple of stools at a curved end…....See MoreSarah L
