Inserting a bathroom downstairs and adding a separate toilet

Hi all

Thanks in advance for any guidance here.

I am thinking of making an offer to buy a particular property, but I need to convert a portion of the downstairs into a living space with its own bathroom. I attach the floorplan as it stands now. I would like to separate the two rooms on the right from the rest of the house (Lounge/Diner and Conservatory), but I need to provide access to a bathroom with a shower. I would like to try and keep the front room as large as possible. There is external side access down the right hand side but it is just a narrow passage.

One idea I have is to extend the downstairs toilet into the front right-hand room a little in order to add the shower or perhaps into the hallway where the cupboard is. I would then need to create a second downstairs toilet for use in the rest of the house—perhaps on the other side of the hallway? Or could it be added externally in that corner between the kitchen and the family lounge?

My questions are - is this feasible or is there a better solution? And is okay to have the shower room what is effectively the centre of the house so long as there is an extractor fan?

Plus any other advice that I may have not thought of.

As in annex with its own kitchenette and such? What will be the main purpose of the 'separate space'? The lounge/diner on the right has the perfect size to turn into bed+ensuite. Adding the conservatory would turn it into a small apartment.

Hi.

Thanks so much for responding. Yes as in a rentable Airbnb space but without kitchen facilities. The access would be through the conservatory, but it is the ensuite I am concerned about.

If it's a plasterboard ( 'stud') wall, then it shouldn't be a big deal to remove it. I presume that you intend to retile the toilet? So removing the wall would not only open the room up but also reduce the area/cost of tiling. With regards o the plumbing, I'm not a plumber and can't see much from the pics, but I'd imagine your hot water comes from your combi boiler. It seems odd that one water pipe would supply all the flats in the building - normally the water board run the water mains to the outside of the house and then a supply to each flat branches out from there - so each flat would have it's own stop cock to shut the water off. It would be weird to find a stop cock inside the wall.... are you sure that this pipe supplies the whole building??

Is there a toilet downstairs? One idea may be to copy hotel designs and have the toilet semi blocked off with a short wall and frosted glass door which forms part of the bathroom. You could then have an additional door into the toilet from the landing so you can use the toilet if the bathroom is busy.

Is this the only toilet in the house? If it is then it can be preferable to keep a separate toilet, so that it can be used whilst someone is in the bath etc. There are space saving toilets and basins, but I think it would still be tight to fit both. Breaking down the wall does gain space in that you can block up a doorway and the space required to open the door.

I was thinking of 2 ideas for the position of your toilet... the green option is great as it’s out of the way, under the stairs but reduces the middle room and the toilet pipes are far... Or the blue option: reduces your kitchen, but great for the pipe just above. It depends on many things... Do you have children, in that case, they might need space to play/toys... Do you want 2 dinning areas? Ie: breakfast and middle room... I would personally change the window in the middle room, for a French door... and take the wall off as you mentioned. This would create a nice spacious dining room. I would use the breakfast room as a comfy snug to watch my garden grow while reading a book with a coffee!

Some inspiration perhaps: Entry door on the side. Bedroom with ensuite in revamped conservatory. Ensuite is 1 meter wide, but with a shallow basin this could work just fine (example). Bed in this floorplan is 210x150. Sliding doors towards living space, 1m closet on one side, 60cm on other side, next to a countertop with a small sink, kettle/coffeemaker, minifridge (so guests can make their own breakfast, which i think is a must for an airbnb) and bar table.

That is a really interesting layout idea, thank you. I hadn't thought of putting the bathroom there.
