Is it possible to just repair split risers and treads on stairs?

Hello. Our stairs have 2 risers and 5 treads that are split and 2 other treads with issues (the stairs took a beating during a house refurb). Examples of the issues are in the pics below. We have had two quotes where they stated they can make repairs but could not be guaranteed they would hold over time. The ccompanies said it looks like repairs had been made on the underside of the staircase in the past. They also quoted to replace the whole staircase which they thought would be better to do. Other than these treads and risers, the stairs are fine and it seems a waste to have to replace the whole thing. Also, the electrics are now located under the stairs which makes replacing the staircase more challenging.

So, is it possible to just repair split risers and treads on stairs rather than replace the whole staircase?

Will you be carpeting the stairs eventually? As long as the stairs are sturdy and solid, no rot or woodworm, then I would leave them. Once you have the underlay and carpet down you would be none the wiser. My stairs didn’t look great but they were sturdy so carpet was the way to go. However, if you wish to replace the split ones, then I think a decent carpenter could do that for you. Can’t believe they suggested you replace the whole staircase…….

Please don't even consider replacing the staircase for a few splits. Sonia is correct speak to a decent carpenter. Really cheeky suggestion....

I painted the stairs all the way across as it was just as quick as trying to paint just the edges. I had intended to add a runner but liked the look so much I haven't done. The bottom two stairs are curved and I couldn't work out how the runner would sit over them. I used floor paint but it does need repainting every year or two, so it's not the most practical solution.

My company specialises in renewing and upgrading existing stairs as well as designing and making new ones. Here's a project that we completed at the end of 2016, the first pictures are how the stairs looked when we first visited and the last ones with the glass are how we changed it. Here's the review from our client who was very pleased http://bit.ly/2oYjRFi . All our work is designed and made in house so you don't have to bother with taking templates to a local glazier. As you have seen from the number of replies the range of options are unlimited. Most things can be achieved with the right client and good budget but to avoid spending too much on something you don't need it is important to gain an understanding of how you want the whole house to look; I always request that my clients show me images of things they like, furniture, interiors so that a design can be developed that not only complements the design/ concept of a home but enhances. Depending on your budget, you could make a saving by just renewing the stairs in a design that incorporates a glazed banister and fixes the issues that you are concerned about. Site installation work is far more expensive than just making something from scratch in our workshop. I don't believe you have any problems offering B&B with the stairs as they are as far as Building Regs go. What you should probably take account of though is providing a staircase for the guests that they are comfortable with and feel safe using, if you are certain that all the guests will be fully mobile adults then in the strict reading of the regs your stairs will comply anyway. Building Regs approved document K requires gaps in staircase risers and banisters to be 100 mm or less to provide adequate safety for children. Following this, but also keeping open risers means adding a small downstand underneath the tread to reduce the open riser height. It will also pose problems adding glass to the side of your existing flight because you will have difficulty because there are not convenient points to fix the glass, nor have the carriages - the beams supporting the treads underneath - been designed to carry the additional load from the glass or stair users pressing on it, so additional structure must be added to the carriage to carry the glass, everything is possible but most people have a budget so I must ask you - What is yours? Thanks for your comments - Building Regs have signed off the cantiver landing ( this is only a part of a major renovation project ) As in my earlier comment ( just getting used to Houzz) the layout of the stairs is original we simply moved the stairwell and the stairs. The only structural differences are now that on the left side it's glasswall and not an internal wall and the mid landing is not on one level with a boxed in cupboard underneath. At mid landing level where possible all cross beams sit inside a double skin wall and supported by a leg , I will get the building regs guy to re-look at all fixings for piece of mind. The layout is difficult and professionals that have been on site have not been able to offer any other layout solution than kite winders on spiral staircase which I strongly dislike - hence the decision to stick with original layout but without carpet - the whole of the ground floor is all tiled with underfloor heating. Yes, I think a good joiner is needed and a better quality of wood for the new parts would help.

Sorry Tani, I probably wasn’t clear. So if we end up selling and don’t like the painted stairs, I can have a runner made in the carpet we’ll be using upstairs ( there will be remnants and I wouldn’t put a runner on the landing part as it’s a bit of a trip hazard which isn’t ideal on a galleried landing). However if we stay i can add at a later stage the expensive runner we want. obviously I’d rather just pay to paint them though not knowing whether we’ll need to move or not Atm!

Thanks Sonia and Isla Cherry. I won’t be carpeting the stairs as the wood grain on the treads is so nice. With a good sand and stain, I reckon they will look beautiful. It would great to find a good carpenter who could repair or replace the treads and risers. They do need looking at as I can feel some of them moving when we go up and down the stairs. Replacing the whole staircase feels like it would be an unnecessary waste. So on to finding a good carpenter! 🤞🙂
